    Location:
    The Boolbie turnoff is located approximately 125 km west of Winton along the Kennedy Developmental sealed road and 12 km of gravel road into the Boolbie homestead.

    Facilities/Services:

    Boolbie is not on rural power but has a Perkins 11KVA diesel generator as well as a backup Perkins 25KVA diesel generator to supply its own 240 volt power. There is telephone and satellite TV and a twice weekly mail service from Winton. Boolbie has a very well maintained 1,500 metre long airstrip registered as a RFDS landing strip.

    There is live weight weighing at the Winton Saleyards and also Rail Trucking Facilities. Winton offers local rural businesses, personal shopping, Government agency, hospital and a medical centre. There is primary and secondary schooling and the School of Distance Education is based in Longreach.

    Rainfall:
    The long term Winton district average is 400mm or 16 inches. The long term rainfall average for the Boolbie aggregation would be 13 to 14 inches.

    Country:

    The country on Boolbie and Archervale is very diverse with a total area of approximately 542,500 acres. There is approximately 243,000 acres of undulating pebbly Gidgee timbered country running back into areas of light Mulga timber. This type of country is very sweet but light carrying and is grassed mainly with native summer grasses, summer and winter herbages when in season with small areas of Mitchell and Flinders grass, pig weed, Gidgee burr and salines.

    There is approximately 97,000 acres of creek channel systems with clay pan fringes mostly running into the three main creeks – Cadell, Boolbie and Glen Urquhart Creek systems. This country is timbered with Coolibah and Gidgee along the channels and Gidgee trees out along the fringes. The channels are mostly grassed with Buffel, other native grasses as well as pig weed, Gidgee burr and salines on the creek flats.

    There is approximately 12,000 acres of black/grey soil open Mitchell grass downs country that is lightly timbered with Whitewood and Vinetree as well as prickly acacia around the dams and a few of the creeks.

    There is approximately 192,000 acres of hard range type country that is mainly timbered with many different species of eucalypt trees as well as Bendee and Lancewood trees. This country has mostly native grasses and spinifex. Buffel grass has been slowly spreading over the last five or six years along some of these softer hills choking out the Spinifex.

    There is approximately 3,200 acres of pebbly ridges and hard range country that has native summer grasses as well as Spinifex.

    Waters:

     

    Archervale is watered by 9 dams and short term water in the creek systems following good rainfalls. Some of these dams are fenced off and equipped while others are open to full livestock access.
    Boolbie is watered by 14 dams and the Boolbie bore.

    Many of these dams are fenced off with some equipped with solar pumps and others equipped with windmills pumping into tanks or turkey nests with troughs. The Boolbie bore was drilled in 1915 to a depth of 960 metres. It is now equipped with a solar submersible pump that pumps water approximately 5 km to a large 44,000 gallon Rhino steel fabricated tank and trough. The Banning’s bore was drilled in 1986 to a depth of 898 meters is presently not being used.

    Yards & Fencing:

    There are three main sets of cattle yards – one at the Boolbie homestead, one on Mt Rourke and the other is the Glen Urquhart yards in the north-west corner of the property. There are two other smaller yards at Rum Creek on Archervale and Salt Tank on Boolbie.

    The Boolbie yards are good solid permanent yards made of steel post and rails and steel post with cable. The working area including vet crush and branding cradle are under cover. Water troughs are installed in the yards. There are several water cooler yards and a couple of holding paddocks beside the yards. There is also a horse yard and saddle shed at the Boolbie yards.

    The yards at Rum Creek and Salt Creek are mostly steel panels with loading ramp and holding squares running off the yards. Panels can be shifted in from other yards if required to enlarge these existing yards. Most of the dams on the aggregation have mustering squares where you can hold cattle when mustering.

    Not all of the boundary fencing is in place as the natural landscape ranges act as fences. There is a lot of ‘give and take’ fencing as once again the landscape has dictated where the fence can be erected. Boolbie has only three main paddocks; Archervale is one main paddock with a couple of holding paddocks and Mt Rourke has four main paddocks and a couple of holding paddocks. The internal fencing is mostly in good stock proof condition.

    Homestead & Quarters:

    There is a comfortable 4 bedroom homestead that is set in a very well established garden. There is also men’s quarters and a governess quarters all kept in a well maintained condition. Both these buildings are fully self-contained and have gas stove and gas fridge.

    All houses are air-conditioned with the main house having satellite TV and satellite internet with Wi-Fi. The wi-fi reaches both quarters and the TV can be connected to the quarters if required.
    The homestead on Archervale is set on steel stumps but was never completed and is un-livable. The old Archervale homestead is also in disrepair.

    Building Improvements:

    At the Boolbie homestead there is a large steel frame 3 bay machinery shed that is fully enclosed on three sides as well as a power generator shed, fuel shed and meat house that are all in very good condition.

    There is a 3 bay steel frame shed with steel frame skillion that has been erected over the working area of an old woolshed on Archervale.

    Carrying Capacity:

    The estimated carrying capacity of Boolbie, Archervale  in an average season would be 3,500 breeders keeping progeny to weaning age or longer if the season allows it.

    Livestock

    Approximately 2040 very good quality Droughtmaster breeders, herd bulls and 900 x 2008 year branded calves plus unbranded calves will be included in the sale. These cattle are in very good condition with new calves dropping every day. The bulls are continually joined.

    Boolbie, Archervale  has a real mixture of grazing country, ranging from very good quality open Mitchell grass downs country and sweet pebbly Gidgee timbered quick responding red soil country that is interspersed with a large number of Buffel grassed creek channels and large areas of Gidgee timbered ridges and hard stoney Eucalypt ranges that are mostly grassed with native summer grasses and Spinifex.

    The eastern side of Boolbie along the Cadell channels has had another light year for rainfall apart from a very heavy storm in early March 2018 that mostly run off. The western side of Boolbie, Archervale and Mt Rourke had received some early storms as well as the early March storms so the feed is better on this side.

    This aggregation could be used as either a relatively safe breeder block due to the fact that there are a lot of edible shrubs or a sweet backgrounding / fattening block following good summer rainfall.
